Off-Season Contact Information for St. Elmo Property Owners

Effective January 1, 2025, Vacation Properties (VP) is the St. Elmo property manager; Brad Rater Contracting (BRC) remains our maintenance supervisor. Because of these changes, owners may be uncertain about how to proceed when questions arise during the off-season, so here is information that should be helpful.

What Should I Do?

If There’s an Emergency in My Unit or in the Building?

Please call maintenance supervisor Brad Rater at (814) 460-9529 on weekdays from 8:00-4:00 p.m., (814) 460-7246 at other times, or site manager Will Soffel at (716) 413-0201 ext 108.

If I Arrive at the St. Elmo and I’ve Forgotten My Key?

Please call maintenance supervisor Brad Rater or site manager Will Soffel at the phone numbers listed above. There will be a charge if someone must travel to the St. Elmo to open your door.

If I Don’t Remember the Off-Season Door Code?

The off-season door code is available on the St. Elmo website Stelmochq.com. You will need your username and password to access the door code.

If I Plan to Do Some Remodeling during the Off-Season?

If you plan to remodel during the off-season, please read the remodeling directive on the Owners Page of the St. Elmo website stelmochq.com before beginning any work. (When you go to the homepage, click on ā€œownersā€ on the top line, and then on ā€œRemodelingā€. You don’t need a username and password to access this information.). It is critically important that the Association and VP know in advance that you are planning to remodel and that there will be contractors in the building and possible wear and tear on the common areas.

If I Have a Change in My Contact Information?

If you have a change to your contact information, please send it to: associations@teamvp.com with a copy to webmaster@stelmochq.com.

If I Need to Mail Something to the Condo Association?

The new SECA mailbox address is PO Box 51, Chautauqua, NY 14722. Until further notice, please mail common charge payments to this address.

If I Have a Package Delivered?

Please do not have any packages delivered to the St. Elmo unless there is a person on hand to receive them. Otherwise they will be left on the front porch. Remember that as a property owner, you are eligible to get a free Post Office Box at the USPS; please go in person to the Post Office to set this up.

If I Have a Work Request?

Please send your request to associations@teamvp.com. Please give your unit number and the type of help you need. Site Manager Will Soffel will evaluate your request and follow up as needed. Please do not give verbal requests to employees of either VP or BRC that you see working in the building.

If I Have Questions about My Common Charges?

Please direct any questions to either Will Soffel at:Ā associations@teamvp.comĀ or to Treasurer Jim Moffitt at: treasurer@stelmochq.com.

If I Want to Setup Automatic Payments or Pay Via Credit Card?

Vacation Properties (VP) is in the process of implementing a new property management software system called Buildium. Each owner will have their own unique login to the platform, which will enable you to view/pay bills via credit card or checking account, set up automatic payments, and communicate with the property management team. Buildium will be available before the next quarterly common charges are due and VP will be providing detailed instructions on the platform in the coming months.
